Wrigley Mansion — Phoenix
Built a new bar inside Wrigley Mansion in Phoenix while the property remained open to guests.
Pita Jungle Shea — Scottsdale
Remodeled the kitchen, dining area, takeout station, hallways and bathrooms. Work took place at night while the restaurant remained open during daytime operations.
Pita Jungle Fashion Square — Scottsdale (2009 & 2016)
Completed two separate restaurant remodeling projects at Scottsdale Fashion Square, in 2009 and 2016. The mall remained open during both projects, with construction work performed behind barricades.
What to Plan For in a Commercial Tenant Improvement
Grey Shell vs. Vanilla Shell
A grey-shell space typically needs more interior construction than a vanilla-shell space, although delivered conditions vary. Mahsa started as a grey shell; the Wellements office expansion included vanilla-shell space. Actual scope depends on the existing conditions and approved plans.
Landlord Requirements
Many landlords require plan approvals, contractor insurance and compliance with building work rules or permitted construction hours.
Permits & Inspections
Tenant improvements often require plan review, permits and inspections. Changing a space's use can trigger additional requirements.
Construction Scheduling
Opening dates, lease obligations, permit approvals, materials and subcontractor schedules affect the sequence of construction.
Construction Bidding
We prepare competitive construction bids from completed architectural and applicable engineering drawings. Clearly defined allowances may be included for finishes or materials not yet selected.
